We take emergency calls in Fern Park around the clock for running meters, burst pipes, backed-up drains and dead water heaters. Licensed plumbers answer the 24/7 line, and the price is clear before work starts. If your lot sits near the old Casselberry line, we also tell you who to ask about utilities and permits.

Fern Park at a glance

Old lots, old records

Fern Park dates to a 1925 development, so many lots are old and the paper records may not match what is in the ground. Your property record shows the build year of your house.

Utility and permits

Fern Park is unincorporated, so ask Seminole County about permits. If your lot is inside Casselberry, the city's Utilities Department and Building Division apply instead. We do not name your utility for you.

Getting there

About 3 miles from our Semoran Blvd office, roughly 8 minutes as an estimate. Fern Park borders Casselberry, so we are close.

Always open

Emergency dispatch runs 24/7 for Fern Park. Nights, weekends and holidays use the same line.

1925: a fernery on every lot, and what that means for your yard lines

Barnett's plan gave each Fern Park Estates lot its own fernery, so the original layout leaned on shade and plants. We do not know where any single lot's lines run and we will not guess. What the history does tell you is that these are old lots, and old lots tend to have large mature trees and buried lines that were patched or extended over the decades.

Roots follow moisture into pipe joints. A slow main drain, a toilet that gurgles and a lawn patch that stays green in a dry week are the usual signs. A camera inspection shows the real route and condition of the line, which an old map cannot.

1928 to 1940: the post office, then the split from Casselberry

Fern Park had a post office in 1928, and in 1940 Hibbard Casselberry founded the Town of Casselberry from the middle of the unincorporated area. Casselberry, Longwood and Altamonte Springs later absorbed more of the original Fern Park. The result is a patchwork where the street name, the ZIP and the government do not always line up.

Before you hire anyone or file anything, confirm which jurisdiction your parcel is in. Your property record and a call to Seminole County are the quickest checks, and the answer decides which permit office and which water bill you deal with.

A house on the Casselberry and Fern Park line

ZIP 32730 also serves part of Casselberry, so a Casselberry mailing address does not prove you are inside the city, and a Fern Park one does not prove you are outside it. Ask the City of Casselberry Utilities Department and Seminole County which of them covers your lot.

Do that before a repair that might need a permit. Permit rules vary, so ask the Casselberry Building Division if you are inside the city, or Seminole County if you are not.

The unincorporated pocket on the Orange County line

Today's Fern Park is unincorporated, with 8,205 residents in the 2020 census, and it sits against the Orange County line. Homes near the county line can fall in a different county, with a different building department, so do not assume a neighbor's rules apply to your house.

That matters when a repair needs paperwork. If you are across the line toward Winter Park, the city and utility are not the same ones you would deal with here. To the northwest, our Longwood page covers a neighboring city with its own setup.

A meter that keeps running on an older lot

Shut off every tap and appliance, then look at the meter's small low-flow dial. If it keeps turning, water is escaping somewhere between the meter and the faucets. On an older lot the usual suspects are a corroded service line, a failed hose bib or a toilet that seeps into the bowl.

Leak detection narrows it down with listening gear and pressure tests instead of a trench. If the leak is on the buried line from the meter to the house, a water line repair replaces the bad section only. We tell you where the leak is before any digging.

Heaters and fixtures in older Fern Park houses

A house this old has usually been updated in layers, which means old valves feeding new fixtures. When a water heater needs to go, the shutoffs and unions around it often need replacing at the same time, or the new tank inherits the old leaks.

A dripping temperature-and-pressure relief valve discharge pipe is a warning, not a nuisance. Turn off the heater, shut the cold inlet and call us.

24/7 Emergency Line Open

Before we arrive: if you have a burst pipe or active leak in Fern Park

On an older lot, the shutoff may not have been turned in years, so move calmly and do not force anything.

  1. Start at the house shutoff and close it by hand, a quarter turn for a lever or clockwise for a round wheel. If it will not budge, stop, because forcing it can snap the stem.
  2. If you have no house valve, look in the meter box at the street. That valve may belong to the utility, so do not use tools on it, and tell us you could not close the water.
  3. Cut the breaker to any wet room or appliance, and move out of the wet area.
  4. Call (407) 964-8940 and give us the address and the nearest street so we reach the right house.

What drives the price of a Fern Park repair

The price is clear before work starts. On older lots, these factors do most of the moving.

Where the leak is

A bad hose bib is quick. A leak on the buried line to the house needs locating and digging.

Mature trees and roots

Roots in a drain add cutting time, and a pipe that roots have split needs a repair, not just cleaning.

Old shutoffs and unions

Seized valves have to be replaced to isolate a job, which adds parts and labor.

Permit paperwork

Some jobs need a permit through the right office, and getting the right office first saves rework.

Time of the call

A late-night emergency dispatch is priced differently than a scheduled visit.

Homeowners insurance usually covers sudden and accidental damage but typically not the failed part or gradual leaks or wear. Check your policy.

ZIP codes we serve in Fern Park

Fern Park has one ZIP, 32730, and it also serves part of Casselberry. For callers there, our two most common jobs are leak detection after a creeping water bill and water line repair after the meter test fails.

If you are not sure which side of the old line you live on, give us the street address and we start from there. The ZIP alone does not settle it.

Frequently asked questions

Yes. The 24/7 emergency line covers Fern Park every night, weekend and holiday. We offer same-day appointments when available, and we do not promise an arrival time.

Check your property record and ask Seminole County, since Fern Park is unincorporated. You can also ask the City of Casselberry Utilities Department whether your address is in its service area. A shared ZIP does not decide it.

No. The development dates the neighborhood, not your house. Your build year on the property record tells you more, and a camera run tells you the actual condition of the buried line.

Check the toilets first by dropping food coloring into each tank and waiting 15 minutes. If the bowl color changes, the flapper leaks. If not, the loss is likely in a supply line, so call for leak detection.

Yes. Our office is on Semoran Blvd in Casselberry, so these streets are our home area. We just point you to the right office for permit questions.
