While you wait, find the main shutoff for the suite or building, keep customers and staff away from standing water, and take photos of the damage. If the water is near outlets or equipment, switch the breaker off first. Property managers can call with the unit number and who holds the keys.
What to do after hours when a floor drain overflows or a pipe lets go
A business has to protect inventory, floors and its ability to open in the morning. These steps buy time until a plumber arrives.
- Shut off the water at the suite's main valve, or the building main if you cannot find the suite valve.
- Switch off power to wet areas at the breaker, and keep people out of standing water near equipment.
- Move stock, paper and electronics off the floor, and stop using sinks, restrooms and dishwashers that feed the same drain.
- Photograph the water, the drain and any damage for your records or your landlord.
- Call (407) 964-8940 and tell us the business type, the unit and whether sewage is coming up.
Business type, common failure and first move
Different businesses break in different ways. This table lists the usual suspects and the best first step.
| Business type | Common failure | First move |
|---|---|---|
| Restaurant or cafe | Grease-clogged line or floor drain backup | Stop dishwashing, close the drain |
| Office suite | Restroom stoppage, slow main | Shut off the restrooms, call |
| Retail shop | Slab or wall leak, wet floor | Shut the suite valve, check the meter |
| Auto or service bay | Floor drain and sump overflow | Stop washing, isolate the drain |
| Salon or spa | Hair and product clog in the sink line | Stop using sinks, call |
| Multi-tenant building | Shared main backup affecting several units | Notify all units, close the shared valve |
Commercial leak detection: what we can and cannot do
When a water bill climbs or the meter keeps running with the business closed, a hidden leak is the likely cause. We can shut valves in sections to narrow down which branch is losing water, pressure-test the line, and locate leaks in supply and drain piping. We then explain the repair options and give a clear price before work starts.
There are limits. We do not handle roof leaks, fire sprinkler systems, or leaks in equipment such as chillers and boilers. Those belong to roofers, fire protection contractors and equipment technicians. We will say so on the call rather than send someone to find out.
In a multi-tenant building, a leak may sit on the landlord's side of the meter. Our leak detection page explains the method in more detail.
Floor drain overflow and sewage backing up
A floor drain that overflows is not a floor problem. It is the lowest open point on the building's drain line telling you the line is blocked downstream. Roots, grease, wipes and collapsed sections are the usual causes.
If every restroom, sink and drain in the suite is slow at once, the blockage is probably in the main line. We clear it with a cable machine or, where grease is the issue, with hydro jetting. Afterward a camera run shows the pipe's condition.
Along busy corridors like SR 436 (Semoran Boulevard) and US 17-92, older strip centers often share one building drain, so a clog in one suite can show up in another. Ask the landlord which line serves your unit.
Grease trap and interceptor service
A grease trap catches fat and oil before it reaches the sewer. When it fills, it stops working, and the grease moves downstream where it hardens and plugs the line. Slow sinks, bad smells near the kitchen and backups at the floor drain are warning signs.
Pumping out a large in-ground interceptor is normally done by a hauler with a tanker truck. On the plumbing side we clear the lines before and after the trap, check the baffles and fittings, and fix the fixtures that feed it. Scheduling regular service is cheaper than an emergency backup during dinner service.
Storm drain and catch basin cleaning
Parking lots and building roofs shed water through catch basins and storm drains. Leaves, mud and trash from the lot clog them quietly, and a heavy Florida afternoon storm shows the problem all at once with ponding at doors and in the lot.
We clear blocked storm lines serving a property, and we check the connections at downspouts. Drains owned by the city, county or state are not ours to work on, so ask the property manager or the proper agency if the problem sits in a public right-of-way.
Backflow testing for businesses
Many commercial buildings have backflow assemblies on the fire line, irrigation or a process line. They protect the drinking supply, and the utility decides what testing is needed. Ask the City of Casselberry Utilities Department what applies, then call us. Our installation work covers new assemblies.
What decides the price of commercial plumbing work
A restroom stoppage and a slab leak under a retail floor are not the same job. We give you a clear price before work starts.
Size and type of the line
A 2 inch sink line and a 4 inch building drain call for different machines and different time.
Access
Ceilings, mezzanines, locked tenant spaces and the need to work after hours change the schedule.
Cause of the problem
Grease, roots and a collapsed pipe each need different tools, and a camera run shows which one it is.
Damage control
Water extraction and drying are separate trades that we coordinate rather than perform.
Time of the call
A night or weekend emergency is priced differently from same-day appointments when available.
Business property insurance may cover sudden and accidental water damage, but typically not the failed part or gradual leaks and wear. Check your policy and your lease.
Tenant calls, access and paperwork
Tenants usually call first, but the building owner usually pays. Decide in advance who may authorize work. We write a clear price and a plain description of what we did, so property managers can keep records.
Our team serves Casselberry and nearby places like Winter Park, which sits in a different county with a different building department. Check which applies to your site.
Frequently asked questions
Yes. The 24/7 emergency line takes after-hours calls, and we offer same-day appointments when available. We do not promise an arrival time, and we tell you what to shut off while you wait.
Whoever has authority to approve work. Call us with the unit, a contact for access and a photo if you can. We tell you whether the leak is the tenant's fixture or the building's line.
Only the areas where the pipe runs, plus the shutoff valves. A key holder or lockbox code helps for after-hours calls.
Yes. We write down what we found, what we did and what we recommend, in plain language. We do not provide legal or engineering stamps.
It depends on volume and menu. A busy fryer kitchen fills a trap far faster than a coffee counter. Ask your local authority what schedule applies, and set reminders.
No. Fire protection is a separate trade. We work on domestic water, drain, sewer and backflow, and can coordinate with your fire contractor.
